We inspect all of the above ground plumbing including all of the sinks and the traps in the kitchen, laundry room and bathrooms. We check that the shut off values actually work in case the water ever need to be shut off for a break or leak.
No matter what type of hot water system (hot water tank or tankless or on-demand system), we'll check that too. We'll inspect that it was installed properly and is in proper working order.
Our home inspectors will also do an inspection of the other shut off valves in the house, include the outside shut offs. It is very important to check that these shut-off are also working correctly just in case that water needs to be turned off. We also inspect the outdoor plumbing to see if freezing may have damaged the pipes. If the value to the outside faucets has been turned off, you will want to know if there is a leak before turning the water back on. Our home inspector will check faucet and pipes to check for cold weather damages.
If the home is older, our inspection checklist prompts us to see if the pipes have lead solder. Lead was used to help solder joints together in pipes. While this isn't a concern for adults, it is a major concern for pregnant women and for the children as lead had been known to affect the cognitive development of young children. In situations where kids have been exposed to high levels of lead, it can have significant and permanent health effects. This is very important to detect, especially if you have or are planning on having children in the home.
