By now you probably realize that there are a lot of things that could be potentially wrong with the house. Getting those things fixed can be expensive. Here are some of the areas covered in the final inspection binder with our inspection report:
In this section we will include pictures of an DIY plumbing projects that we discoverd and why they matter. There will be discussions of any issues that were discovered that could potentially cause issues in the future.
Heating, ventilation & air conditioning
Your report will also have a discussion about the age and condition of the furnace and A/C unit. If there are any doubts whether they were install properly, with pictures highlights any concerns that we have discovered. For ventilation issues, we provide pictures of condensation buildup on the windows and mold.
This area includes a discussion about the condition of the roofing material, the chimney, skylights and vents on the roof. We will include pictures of exactly what the inspector has found.
Our inspection report will include pictures of the electrical panel as well as any DIY electrical projects that we uncovered. If there is any cause for concern with respect to the electrical, it can be found in this section.
Most of the time, this part of the home inspection report has the least amount of data in it because the house is structurally sound and we didn't discover water penetration or previous fire or flood damage. If we put something in this part of the report, you know it is something that need to be addressed right away and is it is significant.
This part of the report looks at both the basement/foundation and the roof. Water penetration can be very costly to fix and also has the potential of causing health issues if not resolved. Your home inspection report will discuss whether there is water penetration into the home. As with every other part of the report, picture will be included.
Final Home Inspection Report
The final inspection report is a very useful tool in helping to decide whether to purchase a home, what to do if you are looking to sell a home so that it sells faster and for more money. It could also point out renovation projects for your home if you want to stay in your home too. Having this report can be a great tool for negotiating for the purchase of the house too.
